THE SARAYU · ROYALE COLLECTION

Your connection
to an extraordinary city.

The Sarayu by The House of Abhinandan Lodha brings the Palace Grove collection to The Sarayu in Ayodhya. The developer presents these selected plots through their riverside surroundings and relationship with a planned palatial hospitality destination.

For buyers exploring Sarayu Ayodhya plots, the appeal is personal as well as practical: a place for future family stays, spiritual visits and long-term land ownership. Your choice starts with the individual plot, its position and the home you may want to create.

This guide focuses on Luxury Royale. Explore the Sarayu project or our HoABL Ayodhya guide for the broader development and destination.

A place to stay.
A reason to return.

The brochure connects The Leela partnership with wellness, spiritual journeys and multigenerational travel. For a second-home buyer, the value lies in the experience of returning to Ayodhya and the services actually available around the property.

The Leela’s own announcement describes a planned five-acre Ayodhya property with 100 rooms and suites. The kit separately mentions 102 keys, 12 suites and a Presidential Suite. Confirm the final configuration, opening schedule and any homeowner privileges.

A palace view is plot-specific. Ask to see the orientation and outlook of your selected plot.

SARAYU MASTER PLAN & PLOT LAYOUT

Find your place
within the plan.

When searching for a Sarayu Ayodhya floor plan, the first document a plot buyer needs is the approved plot layout. It shows the parcel, frontage, depth, access roads and relationship with shared spaces.

The brochure’s site illustration gives an initial sense of the larger development. Request the approved, phase-specific plan and plot schedule before selecting an address.

Home design and construction depend on permitted use, applicable building rules and the sale agreement. The kit does not establish a ready-built villa floor plan for this offer.

Our plot document checklist explains which records to request alongside the layout.

LAND OWNERSHIP IN AYODHYA

Think beyond the first visit.

A future home

Choose a plot around the way your family lives: space for parents, children, outdoor seating and longer visits. Compare frontage and depth as carefully as total area.

A personal connection

For families with ties to Ayodhya, ownership can offer a base to return to. Consider access, everyday services and maintenance while you are away.

A considered investment

Assess the exact plot, documents, total cost and your holding period. City development and hospitality can inform a decision, but do not assure resale demand or returns.

Start with the Sarayu RERA details to identify the published phase references, then verify the exact plot against the regulator’s records.

The kit discusses Ayodhya Master Plan 2031, a ₹85,000 crore master-plan vision, five-star hotel arrivals and Uttar Pradesh’s US$1 trillion economy ambition by 2029–30. These are development narratives and policy ambitions, not a plot-return guarantee.

Its tourism comparison uses 30 lakh visitors in 2017 and an estimated ~30 crore in 2025, alongside Vatican ~90 lakh, Jerusalem ~40 lakh, Amritsar ~3 crore and Varanasi ~12 crore. Periods and definitions are not established as comparable in the supplied material.

The creatives advertise approximately 7× appreciation over ten years, while the opportunity cover states 30% appreciation since launch. The kit does not establish the baseline transactions or methodology. These are promotional claims, not independently verified performance or guaranteed returns.

THE PEOPLE & THE VISION

The House behind
The Sarayu.

The House of Abhinandan Lodha was established in 2020. The supplied Brand Book describes its growth across branded land, homes and hospitality, led by founder and chairman Mr. Abhinandan Lodha.

The House of Abhinandan Lodha Sarayu reports 300+ families, 15+ countries, 60+ cities and 17% NRI ownership. These are developer-reported community figures.

The House of Abhinandan Lodha is not associated with Lodha or Lodha Group.

Learn more about The House of Abhinandan Lodha and its approach to branded land ownership.

Founder from the supplied HoABL brochure
Abhinandan Lodha, founder and chairman, as featured in the supplied Brand Book.

The supplied Brand Book introduces Abhinandan Lodha as founder and chairman. It describes his experience across sales, marketing and finance, and ventures since 2015 including Bonito Designs, Xanadu Realty and Tomorrow Capital. HoABL’s central proposition is to simplify land ownership.

Its vision is to become a trusted real-estate brand spanning land, home and stay. Its mission targets a large, profitable full-stack organisation serving 50,000 families by 2030. These are ambitions, not achieved outcomes.

The Brand Book reports expansion from one project to more than 15 locations over five years; 1,000+ acres acquired; 13 million+ sq. ft. sold; 2 million sq. ft. of vertical development; and 9,000+ owners, with that owner figure including an FY26 estimate. It contrasts this with 750 in FY22 and describes customers across 27 countries, 23+ states and 107+ cities.

The publication positions HoABL as a leading branded-land developer, claims awareness among one in two people, and cites a 16% share in a land-acquisition context through the 2024 ANAROCK Land as Capital report. That percentage should not be read as a share of India’s entire real-estate market. These figures are self-reported in the kit, not independently audited here.

The timeline begins with Isle of Bliss, Dapoli in 2020–21. Its 2022–23 phase includes The Sarayu in Ayodhya, Imperial Goa at Bainguinim, Gulf of Goa at Vasco, Tomorrow Land in Anjarle, Celebration Land in Neral, Cape and Wave of Bliss in Dapoli, and Sol de Alibaug.

The 2024-onwards programme names Amritsar, One Goa at Bicholim, Nagpur Marina, Vrindavan Global, Blue Zone in Neral, Aero Estate in Khopoli and Shimla. The wider map also references Varanasi, Ujjain, Dwarka, Kamshet and Mumbai. The map’s 2022–27 legend mixes past and future activity; it is not a list of completed projects.

For 2025 onward, the book describes luxury residential plans in Worli and Chowpatty, bespoke commercial space at Marine Lines, villas and bungalows in Alibaug and Shimla, growth housing at Naigaon and Miros Hotels & Resorts. It discusses vertical housing for nearly 2,000 families. Plans and delivery must be checked project by project.

The book presents coastal ownership at Anjarle and Dapoli; branded land at Bicholim near MOPA; airport-led positioning for Aero Estate, Khopoli; Portuguese influences at Imperial Goa; a founders’ collection at Sol de Alibaug; and coastal living with two clubhouses at Gulf of Goa, Vasco.

Celebration Land, Neral is marketed through access from Mumbai; Mission Blue Zone through wellbeing and longevity inspiration; and The Ridge, Mashobra through luxury villas and the Gharshi Valley setting. These descriptions belong to other portfolio projects and are not Sarayu Royale inclusions.

The “Promises Delivered” spread includes images labelled actual in the Brand Book. They illustrate the wider portfolio, not verified current photographs of The Sarayu Royale. The complete original pages are available below.

The publication lists ET Trendies recognition for the Land in 10 Minutes / Zepto campaign; ET Brand Equity Brand Disruption recognition; MMA Smarties recognition for Land for Her; Prestigious Brands of India / BARC Asia 2025; ET Shark recognition for Ayodhya: Kingdom Reborn; international and national occupational-health-and-safety recognition associated with the Global Safety Summit / World Safety Forum; and Decarbonise India recognition for a sustainability initiative at Sol de Alibaug.

These are the awards described in the supplied publication. Awards do not certify a particular plot’s title, permissions or investment outcome.

The Brand Book’s wider community narrative cites 9,000+ customers across 27 countries, 107+ cities and 23+ states. It names Amitabh Bachchan in connection with The Sarayu and Sol de Alibaug; Ranbir Kapoor with The Sarayu; and Kriti Sanon and Kartik Aaryan with Sol de Alibaug. The project-specific Sarayu figures are shown separately above.

Customer portraits, employers’ logos and awards remain part of the developer’s original kit and are not presented as endorsements of this website.

The project kit names Amitabh Bachchan and Ranbir Kapoor as Sarayu landowners and describes buyers working at Google, Meta, Sony, Shell, J.P. Morgan, Deloitte, PwC, Accenture, Motilal Oswal, Pernod Ricard, Mercedes-Benz, Tata Group, Glenmark and Paytm. These are developer-reported details, not endorsements of this website or a guarantee of investment suitability.
