This distinction is important.
A payment plan can make the timing of a purchase easier.
It does not reduce the underlying financial commitment.
Suppose a developer allows a smaller amount initially and a larger amount later. That may improve your immediate cash flow, but the remaining amount still has to be arranged when it becomes due.
That is why buyers should never make a property decision based only on the first instalment.
Look at the complete obligation.
Ask yourself whether you can manage the initial contribution, subsequent milestones, statutory expenses and any future EMI without placing unnecessary pressure on your finances.
For an investor, there is another question:
How long are you comfortable keeping this capital committed?
Does this purchase still leave enough financial flexibility for eventually building the villa?
The right payment plan is therefore not necessarily the one with the smallest first payment.
It is the one whose complete financial journey you understand and can comfortably manage.
