Five published registration references
The developer presentation lists the following references, checked on 15 September 2026:

- Sarayu 4: UPRERAPRJ397318/10/2024

These are developer-published references. Current regulator records and the inclusion of an individual plot have not been independently verified for this guide.

Match the plot to its phase
Ayodhya and Sarayu marketing pages belong to the same project group on this website, but the phase references are separate. Do not use one phase’s certificate as evidence for a plot in another phase.
Ask the promoter to identify the plot number and phase in writing. Match the legal project name, promoter, land particulars and approved layout with the proposed agreement.

- Open UP-RERA and use its registered-project search or registration-verification service.
- Enter the exact reference supplied for the plot’s phase.
- Compare the promoter, project and land details with your offer.
- Review the current status, completion timeline, plans and available updates.
- Retain the dated record with your transaction documents.
If the search does not match, request the current certificate and clarification. This page does not assign a single possession date to every phase.

Request the current phase certificate, sanctioned layout, plot schedule, relevant title documents and agreement. Have the documents reviewed independently for your transaction.
The UP-RERA website advises buyers to use the designated project collection account for payments. Verify the applicable account through the official record and confirm the payment instructions before transferring funds.
A registration reference alone does not establish clear title for your purchase or guarantee a return.
