Aero Estate Khopoli Master Plan

The HoABL Aero Estate Khopoli master plan covers approximately 50 acres of plotted development. It has been planned as a complete villa land community rather than a collection of disconnected plots. The design brings together residential parcels, internal roads, landscaped spaces, recreation areas and a large hilltop clubhouse.

Sanjay Puri Architects is associated with the planning and design of Aero Estate. The layout works with the natural character of the Khopoli landscape, where levels and views can change across the site. More than 11 acres are identified for open and amenity spaces, giving the development room for recreation beyond individual plot boundaries.

The 30,000 sq. ft. hilltop clubhouse forms an important part of the master plan. Its elevated position is intended to create a common social and recreational centre for the community. The surrounding amenity zones are distributed across different lifestyle themes instead of being concentrated inside one building.

How to Read the Aero Estate Layout

Do not select a plot using size alone. First understand its position within the complete site plan. A plot close to the entrance may offer faster access, while an interior plot could provide greater separation from visitor movement. A clubhouse-facing plot may feel convenient, but it may also experience more activity during weekends.

Road width, plot shape, orientation and surrounding open areas can influence future villa planning. A regularly shaped plot generally gives an architect more flexibility. You should also check access for construction vehicles, drainage levels, utility provisions and any development restrictions before finalising a plot.

The master plan shows the overall vision, but the sanctioned plan and registered project documents remain more important legally. Ask for the latest approved layout, plot identification number, dimensions and boundary details. These should correspond with your booking form and agreement documents.

Buyers planning a villa should also understand the permitted built-up area, setbacks, height rules and design guidelines. Plot ownership does not mean unrestricted construction. Your villa must follow applicable regulations and the project’s architectural controls.
